Term Definition
EBITAOperating profit/loss excluding goodwill amortization, restructuring costs and impairment losses – or including restructuring costs and impairment losses.
 
Engineering Report:Report generated by an architect or engineer describing the current physical condition of a property and its major building systems, i.e., HVAC, parking lot, roof, etc.
 
Environmental ReportA report generated by a qualified environmental firm to determine potential environmental hazards in a building's region or within the building itself.
 
Environmental RiskA risk of loss of collateral value and of lender liability due to the presence of hazardous materials on a property.
 
Equity1. A shareholding in a limited company. By extension, 'equities' is generally used to mean the whole range of shares traded on a Stock Exchange 2. The amount by which the value of a property exceeds the total of the loans secured by mortgage(s) thereon. 3. The amount of cash or valued property that a principal has into their project or commercial venue is also termed equity
 
Equity CapitalCapital raised from the owners. For commercial real estate, a lender will also provide equity capital for a percentage of ownership.
 
EscrowAn account set up by the lender in which money is held to pay for taxes and insurance.
