Buying real estate is not cheap so unless you have a quarter of a million dollars already saved up, you are going to need financial help. This type of loan can be used to buy any kinds of non-residential property including office buildings, hotels, shopping centers, senior housing, and golf courses. Apartments can be bought with a Commercial Loan if you are planning to provide housing for others. Once you have decided on a commercial mortgage loan, you must speak with the right lenders. Like regular mortgages, you will have to apply for the loan and be approved. You will need to get the proper information from the commercial real estate lenders and mortgage banks. Residential mortgage lenders will not be able to help you. You will need to establish a strong relationship with the lender in order to gain their trust. More than likely, you will have to fill out paperwork about your property including intended use, type of property that will be built or bought, and other relevant proof that you are really building or buying a non-residential estate.

Other than paperwork, more time-consuming steps will be involved in the commercial mortgage loan. A typical loan must go through several steps, five to be exact, before the loan can be approved. These steps usually take about two months, so do not expect your loan to be approved before then.

The best time for you to get your commercial loan is when rates are low. All types of mortgages are affected by the fluctuating Interest rate. How high or low the mortgage rate is will directly affect the amount of money you will be able to get. Try to wait to apply until the interest rates ate at a reasonably low amount. Usually, the changes in the economy greatly affect mortgage rates. Your credit score may also influence your mortgage. The better your credit, the better your rate will be. However, do not give up hope if you know your credit is less-than-perfect. Some commercial mortgage loan companies are more than willing to work with people with imperfect credit.

Your best bet for finding great mortgage rates is on the Internet. Though you can take the time to visit various lenders face-to-face, this process can become quite time-consuming. By suing the Internet, you have the opportunity to get quotes from many lenders by comparison shopping. Look for lenders that have low rates and the best terms for your loan. You may also want to check to see if they have any minimums on their loans. Some lenders have $2 million minimums and can have stricter terms on their mortgages for lesser amounts.
